Welcome to Shine Urban Staging. These Terms and Conditions govern your use of our website and services. By accessing this website or booking our services, you agree to be bound by the terms below.

  1. ABOUT SHINE URBAN STAGING

Shine Urban Staging / Shine Urban Inc.  (“Shine”, “we”, “our”, or “us”) provides professional home staging and related services throughout Ontario. Our services are intended to enhance the presentation of properties for marketing and sale purposes.

  1. SCOPE OF SERVICES

Our staging services may include but are not limited to:

  • Furniture and décor rental

  • Space planning and styling

  • Delivery and installation

  • Project management

  • Removal of staging items

All services are subject to availability and the specific written agreement with each client.

Home staging is a marketing service only and does not constitute a home inspection, appraisal, or guarantee of sale.

  1. PAYMENT TERMS

  • A 50 percent deposit is required to secure staging services.

  • The remaining balance is due 24 hours prior to installation.

  • All deposits are non refundable.

  • Late payments may be subject to 2 percent monthly interest (24 percent annually).

Shine Urban Staging reserves the right to remove staging items if payment obligations are not met.

  1. RENTAL TERM AND EXTENSIONS

Standard staging includes a 45 day term or until the property sells, whichever occurs first.

If the property has not sold:

  • The rental automatically renews in 45 day increments

  • Renewal is billed at 50 percent of the original staging fee

  • Fees are not prorated

Clients must provide written notice to cancel extensions prior to renewal.

  1. CLIENT RESPONSIBILITIES

The client agrees to:

  • Provide clear and timely access to the property

  • Secure elevators, loading docks, and parking if required

  • Remove or safely store valuables before installation

  • Maintain the property in clean, show ready condition

Failure to provide access may result in delay fees of 150 dollars per hour for crew wait time.

  1. USE AND CARE OF STAGING ITEMS

All staging furniture and accessories:

  • Remain the property of Shine Urban Staging

  • Are for display purposes only

  • Are not intended for regular use

The client is responsible for any damage including but not limited to stains, scratches, breakage, pet damage or odors, smoke or cannabis odors, and liquid damage.

Charges may be applied to repair or replace damaged items.

  1. INSTALLATION CONDITIONS

Staging may involve hanging artwork or mirrors and using nails or wall hardware. Minor wall holes or touch ups after removal are the client’s responsibility.

  1. PERSONAL PROPERTY

Clients must remove or secure valuables prior to staging.

Shine Urban Staging is not responsible for loss or damage to personal belongings left on site or items moved at the client’s direction.

  1. NO GUARANTEE OF SALE

While staging improves presentation, Shine Urban Staging does not guarantee sale of the property, sale price, or time on market. All opinions provided are professional estimates only.

  1. PHOTOGRAPHY AND MARKETING RELEASE

By engaging our services, the client grants Shine Urban Staging permission to photograph staged areas and use images for marketing and portfolio purposes. Client names will not be publicly disclosed without permission.

  1. CANCELLATION POLICY

  • Cancellations must be made at least 48 hours in advance

  • Approved cancellations are subject to a 999 dollar cancellation fee

  • Deposits remain non refundable

  1. LIMITATION OF LIABILITY

To the fullest extent permitted by law, Shine Urban Staging shall not be liable for indirect or consequential damages, loss of sale opportunity, third party mover damages, or building damage outside our control.

  1. INSURANCE

Clients are responsible for maintaining adequate property insurance covering staging items during the rental period. Shine Urban Staging carries commercial general liability insurance but is not liable for damage outside the control of its employees.

  1. FORCE MAJEURE

Shine Urban Staging is not responsible for delays caused by events beyond our reasonable control including extreme weather, natural disasters, government restrictions, labour disputes, transportation delays, or pandemics.

  1. NON PAYMENT AND RETRIEVAL RIGHTS

If payment becomes overdue, Shine Urban Staging may schedule immediate removal of staging items. The client must provide full access. Recovery costs, legal fees, or locksmith fees may be billed to the client.

  1. DISPUTE RESOLUTION

Any dispute shall first be addressed through good faith negotiation. If unresolved, the matter shall proceed to mediation in Ontario before litigation.

  1. GOVERNING LAW

These Terms are governed by the laws of the Province of Ontario and applicable federal laws of Canada. Consumer rights under the Consumer Protection Act, 2002 remain unaffected.

  1. WEBSITE USE

By using this website, you agree not to misuse or attempt to disrupt the site, copy content without permission, or use the site for unlawful purposes.
